A gate stuck open is a security risk. A gate stuck closed means you cannot get your car off the driveway. On the long approaches off the Ardingly Road or behind the High Street, neither situation can wait until next week — you need it fixed today.

We're based in Horsham and cover Lindfield regularly, with three existing customers already in the village. When to Call for an Emergency

Not every fault is an emergency. A gate that opens a little slower than normal can wait for a standard booking. But these situations need same-day attention:

Gate Stuck Closed — You Cannot Get Out

This is the most common emergency call we get in Lindfield. The gate will not open, the manual release is stiff or inaccessible, and there is no separate pedestrian entrance. Your engineer carries manual release tools for BFT, CAME, and most other brands, and can usually get the gate open within minutes of arriving.

Gate Stuck Open — Property Unsecured

Particularly urgent for the country houses set well back off the Ardingly Road and the larger homes on Backwoods Lane, where the gate is the main line of security. An open gate overnight is a real concern. We can often close the gate manually and then diagnose the fault, or secure it in the closed position if a part is needed.

Gate Moving Erratically or Not Stopping

A gate that does not stop at the right position, reverses unexpectedly, or moves when no one has pressed the remote is a safety hazard. This usually points to a control board fault, sensor failure, or wiring issue. We treat these as urgent because an unpredictable gate is dangerous — especially on the family homes around Sunte Avenue and Hickmans Lane with children, pets, and regular deliveries.

Storm or Impact Damage

Lindfield sits on a ridge above the Ouse valley that catches wind and rain from the south and west. High winds can bend gate panels, strain motor arms, and drive water into junction boxes. On the narrow driveways of the High Street conservation area, where clearance is already tight, a glancing vehicle knock against a gate post or pillar can jam the leaf solid and needs looking at the same day.

What Happens on an Emergency Visit

  1. Call us — describe the situation. Is the gate stuck open, stuck closed, or behaving erratically?
  2. Immediate safety — if the gate is a hazard, your engineer can talk you through manual release or isolation by phone while he is on the way
  3. Arrival — Lindfield is about 25 minutes from base in Horsham, so response is typically within 1-2 hours depending on the current schedule
  4. Diagnose and fix — your engineer carries common parts for BFT, CAME, and other brands, and most emergency faults are resolved on the first visit
  5. Secure the property — if a part needs ordering, your engineer secures the gate in a safe position (open or closed, your preference) and returns to complete the repair

Common Emergency Faults in Lindfield

The local environment in Lindfield creates specific patterns we see repeatedly:

Old BFT underground motors giving out. Many of the established larger homes on Backwoods Lane have BFT underground motors that are 15 to 20 years old. When the foundation box seals finally fail, water gets in and the motor can burn out without warning — the gate worked yesterday and is dead this morning.

Control board failure after rain. The exposed ridge position drives south-westerly rain into control boxes mounted on gate pillars, especially on older installations where the seals have degraded. A wet board can trip out overnight and leave the gate completely unresponsive.

Sensor faults from mature planting. Lindfield's gardens are well established, and the dense hedging and overhanging trees on Sunte Avenue and Hickmans Lane grow straight into the photocell beam path. The gate stops mid-cycle or refuses to close. Fast-growing growth after a wet spell is the worst offender.

Seized hinges on period ironwork. The ornate wrought iron gates along the High Street and around All Saints Church suffer from rust at the hinges and pivots. A seized hinge can lock a swing gate part-open and overload the motor, which then trips out — a frost spell on the lower ground towards Scaynes Hill often brings it to a head.
